Shanty BB Host Agreement

This Host Agreement supplements the Shanty BB Terms of Service and applies to every Host who lists property or outdoor experiences on the Shanty BB Platform. 1. Eligibility You represent that you own, lease, or otherwise have the legal authority to list the property and enter into rental agreements. 2. Property Ownership & Listing Authority (a) Hosts may only list Properties, Basecamps, cabins, lodges, hunting blinds, tree stands, food plots, docks, recreational access, or any other rentable asset if they are the lawful owner of the property or possess the legal authority to offer the property for rental or booking. (b) If the Host is leasing the property, the Host represents and warrants that their lease, rental agreement, or other governing documents expressly permit subleasing, short-term rentals, or the listing of the property on a third-party marketplace such as Shanty BB. (c) Hosts are solely responsible for verifying that they possess all necessary ownership rights, permissions, licenses, approvals, or contractual authority before creating a Listing. (d) Any Host who lists a property without the required legal authority assumes full responsibility for all resulting claims, damages, losses, fines, penalties, legal expenses, refunds, chargebacks, repairs, cleanup costs, and any other expenses arising from such unauthorized Listing. (e) The Host further agrees to reimburse and indemnify Shanty BB for all costs incurred as a result of an unauthorized Listing, including but not limited to: • Refunds issued to Renters; • Credit card processing fees; • Payment processor or banking fees; • Administrative costs; • Chargeback fees; • Customer service expenses; • Property repair or cleanup costs; • Legal fees and costs where permitted by law; and • Any other direct or indirect losses incurred by Shanty BB. (f) Shanty BB reserves the right to immediately suspend or permanently remove any Listing or Host account if it reasonably believes the Host lacks the legal authority to offer the property for booking. 3. Accurate Listings You will provide complete, accurate, and up-to-date information, including descriptions, amenities, pricing, availability, photos, and applicable rules. 4. Property Condition You are solely responsible for ensuring your property, equipment, and amenities are safe, clean, and maintained in accordance with applicable law. 5. Licenses, Insurance & Taxes You are responsible for obtaining any licenses, permits, insurance, and paying any taxes required for your listing. 6. Bookings & Communication You agree to honor confirmed bookings except where cancellation is permitted under Shanty BB policies and to communicate promptly with Renters. 7. Payments & Payouts Host payouts are subject to the Shanty BB Payment Terms, payment processor requirements, fraud prevention measures, disputes, refunds, chargebacks, and applicable law. 8. Fee Circumvention Bookings, renewals, extensions, or repeat rentals that originate through Shanty BB must remain on the Platform unless Shanty BB provides written authorization. Attempts to avoid Service Fees by completing transactions off-platform constitute a material breach of this Agreement and the Terms of Service and may result in account suspension or termination, removal of listings, recovery of unpaid Service Fees and damages where permitted by law, and any other available contractual, legal, or equitable remedies. 9. Compliance You agree to comply with the Shanty BB Terms of Service, Community Standards, Privacy Policy, Payment Terms, and all applicable laws. 10. Suspension & Termination Shanty BB may suspend or terminate listings or Host accounts for violations of this Agreement or the Terms of Service. 11. Acknowledgement By signing below, you acknowledge that you have read, understood, and agree to be bound by this Host Agreement and the Shanty BB Terms of Service.
